ABOUT COHABCO
Cohabco is California’s newest concept in real estate development. We’re tackling the state’s housing crisis with solutions that offer both new paths to home ownership and innovative ways to build equity in existing properties. Through ADU development, home subdivisions, and co-ownership models, we're creating new entry points to homeownership while cultivating vibrant, connected neighborhoods.
Our approach turns conventional housing wisdom on its head. Instead of high fences and single-family homes, we ask: What if we take down the fences? What if we turn toward our neighbors rather than away from them? We believe thoughtfully designed shared spaces can transform how people live together, making multifamily living not just affordable, but desirable.
Blending carefully considered private spaces with communal amenities, our projects foster well-being, facilitate resource sharing, and encourage meaningful human interaction. By reimagining housing as semi-collective rather than stand-alone, we're helping Californians build equity and community.

HOW IT WORKS
We believe in the power of collaboration.
We partner with homeowners and investors to build both value and belonging on small lots. By subdividing single-family homes to create duplexes, triplexes, ADUs and/or junior ADUs, we add gentle density to functioning neighborhoods. Our design solutions are as varied as the individual anchor house and yard.
We renovate existing houses to create multiple private units for the singles, couples or families. Our pocket communities are for multi-generational living, good friends, families sharing chores and meals, new arrivals, or anyone who understands the joy of living alone + together.
PROCESS
1. Site Evaluation/Financial Feasibility: identify buildable area on site, calculate rough costs and funding sources.
2. Building and Landscape Plans in phases, conceptual to schematic through design development, consultant coordination (structural + civil, others as required) permit set, construction documents, as needed.
3. Permitting and regulatory interface
4. Construction Management as owner/builder, or CM overseeing trades through completion.
5. Marketing: sales through move-in.
6. Integration: Building community is not the same as home building. Community happens through intentional interaction and elective and willing participation. Cohabco is committed to fostering a sense of belonging through early engagement with owners, future neighbors and tenants who will be sharing the space.
